Increasing demand from the residential sector

The growth in the construction industry is due to the growing urbanization and economic development in different parts of the world. A significant part of the development of construction goes to building houses, parks, hospitals, hotels, restaurants, schools, etc., for the population. According to the World Economic Forum, the share of the urban population of the total population is 55% in 2022 and likely to be 80% by 2080. These increased urban population setups needed different varieties of buildings, including the major residential buildings. Governments worldwide are providing affordable housing solutions to support those populations.

For example, the federal government in Canada launched a $1.5 billion program to build a new generation of co?op housing in June 2024. The program will build thousands of new co-op homes by 2028. This Co-operative Housing Development Program would increase the number of affordable homes in Canada. It would lead to the community housing sector’s growth faster so that low- and middle-income Canadians have safe and affordable homes. This would significantly cause the rise of material consumption in the housing sector, including the roofing membrane industry.

Growing commercial construction sector

The infrastructural development is very significant in the development of nations worldwide. Countries worldwide are willing to invest heavily in making affordable housing, offices, schools, commercial buildings, administrative buildings, and hospitals. FLL certification is a roofing membrane test for approval to use under garden or green roofs.

The major countries in the region, such as India, China, Japan, Korea, and Australia, play a vital role in the rapid economic growth and industrialization. Furthermore, countries of ASEAN, like Thailand, Vietnam, Cambodia, Singapore, the Philippines, and Indonesia, are experiencing fast economic growth and increasing infrastructural development.

According to the PMAY (Pradhan Mantri Awas Yojana) scheme, the demand for houses was 112.24 (lakhs), and 118.64 (lakhs) were sanctioned by July 2024 in India.  A notable trend across the industry has been observed as the growing preference of consumers towards the premium and luxury segments. Growth in demand for the premium/luxury segment is estimated to have significantly risen in the last 5 years.   • Raw material availability due to supply chain disruption challenges is significant when manufacturing. The price volatility due to political and economic disturbances also poses a serious threat to the free development of the market.

Roofing membrane market key developments:

  • In March 2024, GAF roofing and waterproofing manufacturer announced plans to build a new shingle plant in Newton, Kansas. GAF will add residential roofing manufacturing capacity to meet the end markets and enhance best-in-class service to customers nationwide. This facility would manufacture high-demand roofing products, including GAF Timberline® HDZ and GAF Timberline® ArmorShield II shingles. GAF has 30 locations across the U.S., producing commercial and residential roofing and waterproofing products.
  • In October 2023, BASF and Oriental Yuhong, a leading Thermoplastic Polyolefin (TPO) roofing membrane producer in China, teamed up to develop solar roofing membranes for buildings. With the growing number of solar PV installations in China, the quality of TPO roofing membranes, including their waterproofing performance, has become critical. BASF-optimized has light stabilizer formulations, Tinuvin® and Chimassorb®. This protects TPO membranes from degradation and discoloration while providing weathering resistance and long-term strength, increasing the lifetime of roofing membranes.
  • In March 2023, Kraus Maffei’s TPO (thermoplastic polyolefin) waterproof membrane production line was successfully commissioned at Skshu Paint’s Anhui Mingguang factory. This line will be used for the production of P-type (polyester fiber internally reinforced), H-type (homogeneous), and HL-type (backing non-woven fabric type) TPO waterproof membranes. It can achieve a capacity of 17 million ?/year. 
  • In March 2023,  IKO, a major player in the roofing, waterproofing, and insulation industry for residential and commercial markets, introduced two new commercial product lines. These products included AquaBarrier BSW blindside waterproofing for horizontal and vertical installations and a re-launched HyKote SEBS roof coatings and mastics line at the 2023 International Roofing Expo.
  • In February 2023,  Holcim signed an agreement to acquire Duro-Last, a US leader in commercial roofing systems, with pro forma net sales of USD 540 million. Duro-Last showed a record of double-digit growth in North America’s highly profitable USD >40 billion roofing market. The overall transaction is valued at USD 1.29 billion. It is earnings per share (EPS) accretive from the first year. Duro-Last’s systems have advanced green building certifications, such as LEED (Leadership in Energy and Environmental Design).
