The land subdivision process involves dividing a parcel into two or more building lots for development. Before even filing an application, the applicant often undertakes a series of due diligence activities to determine if the site is suitable for a subdivision, and if so, then works with its consultants to formulate a realistic lot count and site layout. Once a concept subdivision plan is prepared, the applicant typically conducts some governmental and/or public outreach before embarking on what can be a lengthy and complicated process that is governed by state law and local regulation. This includes a study of the environmental impacts that the proposed new homes may cause on traffic, stormwater, community character, and other areas of concern.
